This position will play a key supporting role in the planning, evaluation, and execution of Build to Suit (BTS) projects. The role involves active coordination across functions including finance, design, engineering, legal, and project management to ensure the successful delivery of customized real estate solutions. The candidate will support the Director in conducting financial assessments, reviewing technical assessments, and ensuring legal compliance throughout the project lifecycle. Additionally, the role supports client engagement and stakeholder communication to align internal capabilities with external requirements. The ideal candidate will bring a blend of financial skills, analytical skills, technical understanding, and legal understanding to contribute to the seamless execution of BTS projects.

Responsibilities
- Prepare detailed financial models and feasibility studies for BTS proposals and assist in cost estimation, budgeting, and evaluation of investment returns (IRR, ROI, etc.).
- Prepare and evaluate commercial proposals, lease structures, and investment returns for BTS projects. Assess CAPEX and OPEX impacts; oversee cost benchmarking and coordinate with finance and business teams to structure financially sustainable BTS and other development projects & deals.
- Support in the technical assessment and coordination of BTS projects, including assisting in site due diligence and coordinating with internal design, engineering, and project management teams to ensure proposed developments are technically feasible and aligned with client requirements.
- Assist in negotiations on contracts, including lease terms, project scope, and timelines, while collaborating with legal, finance, and project teams to ensure contracts and financial structures are aligned with business goals and project feasibility.
- Ensure effective coordination and communication among various internal and external stakeholders involved in the project lifecycle.
- Prepare project trackers, status reports, meeting minutes, and presentation materials to keep all stakeholders informed.
- Support the business development and sales functions by contributing to the end-to-end process of client engagement and deal structuring, including preparing customized BTS proposals and presentations tailored to client requirements.
- Assist in managing the PMO function, including the implementation of best practices, processes, and frameworks to support project management activities.
- Oversee the portfolio of existing projects as well as new projects, ensuring alignment with business goals, tracking project progress, monitoring deadlines, reviewing documentation, analyzing financial data, and creating reports for management and stakeholders.
Requirements
- Knowledge of industrial/logistics/real estate development, funding, and financing.
- Project management skills and commercial awareness of local and international real estate market and development trends.
- General understanding of legal processes and knowledge of free zone operations and related industries/customers located in the free zone.
- Strong interpersonal and organizational skills to balance multiple tasks while maintaining clarity and alignment across functions.
