Business Unit Overview
Within the Core Assurance practice, the Valuation Specialist team provides independent real estate valuation expertise to audit team members. This includes support for various asset types such as investment properties, development land, real estate portfolios, and hospitality assets, ensuring compliance with professional and regulatory standards.
How You'll Contribute
Your responsibilities as a Real Estate Valuation Specialist Manager / Senior Manager will include:
- Providing specialist valuation support to Assurance engagement teams across a diverse portfolio of audit clients.
- Independently reviewing and challenging real estate valuation methodologies, assumptions, and conclusions from management and external valuers.
- Evaluating key inputs for valuations, including capitalization rates, discount rates, occupancy assumptions, and rental growth rates.
- Assessing various valuation approaches such as income capitalization, discounted cash flow, and market comparison.
- Conducting independent market research and analysis relevant to the UAE and GCC real estate markets.
- Preparing technical valuation review documentation and effectively communicating findings to audit teams and client management.
- Supporting audit planning and risk assessments related to property valuations.
- Collaborating with partners and directors on accounting and valuation issues.
- Contributing to the development of valuation methodologies and best practices.
- Engaging in business development efforts requiring specialist valuation expertise.
- Delivering training and coaching to audit teams on valuation concepts and market developments.
- Ensuring compliance with quality, risk management, and independence requirements.
- Staying informed on market trends and regulatory developments in real estate.
- Aiding in the growth and development of the valuation specialist capability within Assurance.
What You'll Bring
To excel in this role, you should be intellectually curious, technically proficient, and passionate about real estate valuation. Key qualifications include:
- A degree in Real Estate, Finance, Economics, Surveying, Accounting, or related discipline.
- MRICS qualification and Registered Valuer status preferred.
- Typically 6+ years of experience for Manager level or 9+ years for Senior Manager level.
- Strong real estate valuation experience from a Big 4 firm, global consultancy, or recognized valuation firm.
- Experience with firms such as CBRE, JLL, Knight Frank, or similar is advantageous.
- Proven track record of valuing real estate assets in the UAE and GCC.
- Comprehensive understanding of valuation methodologies across various asset types.
- Ability to critically assess and challenge valuations and market evidence.
- Strong analytical and financial modeling skills, including discounted cash flow modeling.
- Proficiency in reviewing complex real estate structures and large portfolios.
- Excellent communication, report writing, and presentation skills.
- Ability to engage with senior stakeholders on technical matters.
- Robust project management capabilities, managing multiple priorities and deadlines.
- Familiarity with valuation and modeling software, including Argus and Excel.
- Previous experience providing valuation support to audit engagements is advantageous but not essential.
- Arabic language skills are beneficial but not required.
- A cooperative mindset and the capacity to build relationships across teams.
- A genuine interest in technical valuation work as a long-term subject matter expert.
