Position

The Manager - Business Development is responsible for managing leasing and lease administration activities related to subleases within the company Retail business, coordinating with retailers/tenants, operations, finance, and legal. The role holder is also responsible for market research, tenant prospecting, leasing negotiations, lease contract process management, tenant performance monitoring, and lease renewal process, as per Leasing Committee.

Responsibilities

  • Manage leasing and lease administration projects within Retail Shopping Malls, Carrefour hypermarkets, and supermarkets for subletting of retail shops and services.
  • Conduct tenant presentations and negotiations to finalize deals with approved tenant activity and leasing rates, achieving above budgeted leasing incomes.
  • Prepare ePAR (lease approval by management) and issue lease agreements for tenants, ensuring timely tenant agreement signatures with the legal department.
  • Oversee the tenant rent collection process in coordination with Country finance departments as per lease agreement payment conditions and schedules.
  • Perform market research and field studies to develop a clear understanding of local retail and mall industry, leasing conditions, customer and competitor information.
  • Maintain a tenant master database of local and international concepts/brands of prospective tenants across various activity types (incl. food, fashion, health & beauty, kiosks).
  • Participate in industry conventions and training programs to enhance knowledge of leasing, retail industry, and shopping malls.
  • Develop effective leasing strategies to optimize revenue generation and targeted occupancy rates.

Requirements

  • Bachelor’s degree in Business Administration or related field.
  • Overall 8+ years of professional work experience with 3 years in a managerial position.
  • Experience in shopping mall leasing, with exposure to retail real estate projects, is highly required.
  • Legal background is essential (knowledge of agreements, terms & conditions).
  • Good negotiation skills.
