About the Role
We are seeking an experienced Hard Services Senior Manager to lead all hard services and facilities maintenance operations across Al Ain Zoo. This role is responsible for ensuring the safe, efficient, and reliable operation of all facility assets, infrastructure, and engineering systems, directly supporting both operational excellence and guest experience. The successful candidate will oversee the maintenance, operation, and rectification of a diverse range of systems including HVAC, plumbing, electrical, water treatment, firefighting, irrigation, civil infrastructure, and building services. The role also provides strategic leadership in asset management, contractor management, budget control, preventive maintenance, and capital project delivery.

Key Responsibilities

  • Lead and manage all hard services, facilities maintenance, and engineering operations.
  • Develop and implement preventive and corrective maintenance strategies to maximize asset reliability and minimize downtime.
  • Oversee the operation and maintenance of HVAC, plumbing, drainage, water treatment, irrigation, fire life safety, gas, electrical, and civil systems.
  • Manage departmental operating budgets, capital expenditure (CAPEX), and cost optimization initiatives.
  • Monitor department KPIs and drive continuous improvement initiatives.
  • Oversee asset management, inventory control, and spare parts management.
  • Manage service contracts, vendor performance, and contractor compliance with safety and quality standards.
  • Ensure all maintenance activities are effectively managed through CMMS systems.
  • Lead refurbishment, infrastructure enhancement, and construction projects.
  • Partner closely with operational stakeholders to ensure facilities support business needs and guest satisfaction.
  • Ensure full compliance with health, safety, environmental, and regulatory requirements.
  • Review and approve maintenance procedures, SOPs, permits to work, and technical documentation.
  • Lead recruitment, performance management, succession planning, and development of the engineering team.
  • Participate in strategic planning and provide input into long-term asset lifecycle management initiatives.

Qualifications & Experience
Essential

  • Degree or professional qualification in Mechanical, Electrical, Civil, HVAC, Facilities Management, or a related Engineering discipline.
  • Minimum 10 years' experience within facilities management, engineering maintenance, or technical operations.
  • Minimum 5 years' experience leading engineering teams, contractors, or technical service providers.
  • Proven experience managing large-scale facilities and complex engineering systems.
  • Strong understanding of preventive maintenance, asset management, and facilities operations.

Preferred

  • Certified Facilities Manager (CFM) or equivalent professional certification.
  • Experience within zoological attractions, theme parks, leisure destinations, hospitality, large mixed-use developments, or comparable environments.
  • Experience managing major maintenance contracts and infrastructure projects.

Technical Expertise
The successful candidate should possess hands-on knowledge of:

  • Building Management Systems (BMS)
  • HVAC systems (AHU, FCU, FAHU, Heat Exchangers, Boilers)
  • Electrical distribution systems
  • Pumping systems
  • Water treatment systems
  • Aquatics and fountain systems
  • Fire Suppression and Fire Fighting Systems
  • Civil and building infrastructure
  • Asset management and lifecycle planning
  • CMMS platforms such as Maximo, CAFM, or similar systems

Skills

  • Strong leadership and people management capability.
  • Excellent stakeholder and contractor management skills.
  • Strong commercial awareness with experience managing budgets and cost control initiatives.
  • Excellent communication and interpersonal skills.
  • Strong analytical and problem-solving abilities.
  • Ability to manage multiple priorities in a dynamic operational environment.
  • Proficiency in Microsoft Office applications.
  • Knowledge of AutoCAD and project management methodologies would be advantageous.
