The Interior Designer is pivotal in reviewing, commenting on, and following up with external design consultants concerning interior design (ID) elements across various residential apartment and hotel projects. Reporting directly to the Lead Architect, the role ensures that ID packages maintain technical soundness, brand consistency, and overall coordination with architectural designs while adhering to project timelines. The Interior Designer acts as the in-house technical authority on ID matters across multiple concurrent residential and hospitality projects.

Role Dimensions

  • Working Conditions: 80% office-based during standard working hours; 20% site visits as business needs arise.
  • Staff Supervision: There are no direct reports, but the role entails technical review authority over external ID consultants and designers.

Key Accountabilities

  • Interior Design Review & Coordination
    ● Review and comment on ID consultant submissions, including concept, schematic, detailed design, and FF&E packages for residential and hotel projects.
    ● Follow up with designers to ensure comments are addressed, and revisions are completed on schedule.
    ● Coordinate ID design integration with the architectural design led by the Lead Architect.
    ● Ensure ID drawings and specifications are consistent with the company's brand and quality standards across projects.
    ● Identify ID design decisions with potential cost, program, or buildability implications before finalization.

  • Multi-Discipline & Multi-Project Coordination
    ● Coordinate ID scope with architectural, MEP, and joinery/fit-out packages to prevent clashes and gaps.
    ● Track ID coordination status across multiple concurrent residential and hotel projects.
    ● Support clash detection and design coordination reviews on ID-related items.
    ● Manage RFI responses from the site concerning ID matters, in coordination with the Lead Architect.

  • Consultant & Documentation Management
    ● Direct and follow up with external ID consultants and designers regarding deliverables, revisions, and quality expectations.
    ● Review consultant ID submissions for technical quality, completeness, and compliance with the project brief.
    ● Maintain ID drawing and document registers using Procore.

  • Tenant & Operational Coordination
    ● Review tenant and operator ID submissions (e.g., hotel operator fit-out standards) for compliance with the company's design guidelines.
    ● Provide technical input on FF&E and fit-out specifications to guarantee operational functionality.

  • Additional Responsibilities
    ● Support feasibility assessments on ID scope, standards, and typical costs for new projects.
    ● Perform other design-related tasks as assigned by the Lead Architect.

Frameworks, Boundaries, & Decision-Making Authority

  • Reports to the Lead Architect.
  • Authority to review ID consultant submissions and issue technical comments.
  • Can reject ID submissions that do not meet the company's design, brand, or compliance standards, subject to confirmation by the Lead Architect.
  • Escalates any design issues, consultant non-compliance, and coordination risks to the Lead Architect.
  • Approval from the Lead Architect is required for budget-impacting or brand-standard design changes.

Performance Measures

  • 95% or more of ID review comments issued within the agreed turnaround time.
  • 90% or higher first-cycle approval rate for ID submissions prior to onward issuance.
  • Zero findings of brand or quality-standard non-compliance attributable to ID review.
  • Reduction in ID-related RFIs and change orders during construction and fit-out.
  • 100% of ID drawing and document registers current in Procore.
