Key Responsibilities
- Conduct property inspections and site visits, collecting relevant physical, legal, and market data.
- Gather and analyze comparable transaction data, rental rates, yields, and market trends specific to Riyadh and KSA.
- Assist in preparing valuation reports using standard methodologies (Income Capitalization, Discounted Cash Flow, Sales Comparison, Cost Approach).
- Support senior valuers in drafting reports in line with RICS Red Book and Saudi Authority for Accredited Valuers (TAQEEM) standards.
- Build and maintain financial models and valuation schedules in Excel.
- Liaise with clients, government entities, and third parties to collect necessary documentation (title deeds, lease agreements, building permits).
- Research macroeconomic and sector-specific trends affecting real estate values in Saudi Arabia, including giga-project activity.
- Ensure compliance with internal quality control processes and regulatory requirements.
- Maintain organized files and documentation for audit and reference purposes.
Qualifications & Experience
- Bachelor's degree in Finance, Engineering, Business, Economics, or a related field.
- 0–2 years of relevant experience; fresh graduates with strong analytical skills are encouraged to apply.
- Working toward or willingness to pursue TAQEEM accreditation (mandatory for practicing valuers in KSA).
- RICS APC enrollment is an advantage.
Skills & Competencies
- Strong proficiency in Microsoft Excel and financial modeling.
- Good written and verbal communication skills in Arabic and English.
- Attention to detail and strong analytical/quantitative skills.
- Ability to manage multiple tasks and meet deadlines under supervision.
- Valid Saudi driving license preferred (for site visits).
