Manager Feasibility & Investment Analysis EMEA

About the Role
A key member of the Feasibility & Investment Analysis group, this role will perform a variety of market and financial analyses including but not limited to market assessments, feasibility studies, management & franchise contract valuations, asset management projects including lease valuations, assessments of real estate renovations & master plans, supporting acquisition/disposition transactions, impact studies, debt & equity investment NPVs and IRRs, M&A analyses, and other special projects. The Manager will act as an internal consultant to various departments (Development, Real Estate & Asset Management, Operations, Finance, Executive Management). The role entails working closely with fellow F&IA Team Members across Europe, Middle East and Africa (EMEA), and with the line manager, in delivering industry-leading analysis and advice to key business partners & stakeholders.

The role will be based at our Dubai offices, with moderate travel within Europe, Middle East and Africa. The Manager operates independently with limited supervision, performs work that is complex in nature, demonstrates ownership, and has latitude for actions and decisions with minimal review.

Responsibilities
Preparing financial forecast for proposed hotels

• Conduct site/hotel evaluations from an operational perspective.
• Analyze neighborhood/city/country dynamics regarding hotel demand.
• Determine competitive set for proposed hotels and investigate market supply.
• Project hotel demand and average daily rate, benchmarking against properties and industry standards.

Prepare financial analysis, forecasts, and scenario assessments for existing assets (owned & leased)

• Analyze operational structures, financial performance, and contract terms of subject hotels.
• Assess proposed scenarios (lease extensions, renovation options, sale vs hold scenarios) with high accuracy.
• Perform investment analyses & valuations of hotels, creating various deal structuring scenarios including pros & cons and recommendations.
• Prepare memos summarizing projections and valuations; brief internal clients and Executive Management on methodology and findings as required.

Supervision & Management

• Oversee junior colleagues’ work and assignments on group projects, establish project prioritization and manage administrative duties as needed.

Internal & External Client Relationship Development & Management

• Represent the department internal and externally, maintaining constructive and cooperative working relationships.
• Communicate with senior leadership within the organization, attend departmental and external meetings pertinent to analysis work.

Supporting Activities

• Maintain and update financial, supply-demand, and pro forma models.
• Participate actively in specialist committee and/or business task forces and special projects.
• Research and respond to information or special requests.
• Prepare internal/external presentations, and manage interactions with clients and stakeholders.
• Assist the team with occasional administrative tasks such as setting up meetings and organizing events.

Organizational Relationships
Directly report to Director Feasibility & Investment Analysis, EMEA, without direct reports but responsible for supporting entry-level and Intern positions on a project-specific basis.

Qualifications
Specific Job Knowledge, Skill and Ability
The individual must possess the following skills and abilities:

• Passion for the tourism/hotel/investment market, with pro-active awareness of trends.
• Experience with hotel markets in Middle East, Africa, and/or Europe.
• Commitment to professional excellence, self-critical, driven to learn, with an inquisitive and analytical mindset.
• Knowledge of hotel operations and systems required.
• Ability to work with financial spreadsheets (Excel), format documents (Word), and prepare PowerPoint presentations.
• A thorough understanding of valuation of real estate, hotel investment and/or financing as well as typical hospitality contract/legal structures.
• Application of corporate finance principles, solid knowledge of the Uniform System of Accounts for the Lodging Industry (USALI).
• Ability to coordinate assignments with stakeholders while supporting and coaching other team members.

Required Qualifications

• BA/BS/Bachelor's Degree or equivalent in business, real estate, or hotel school.
• 4+ years of experience in hospitality consulting, asset management, feasibility and/or investment analysis functions.
• Proficient in Excel and Microsoft Office.
• Strong communication and presentation skills.
• Fluency in English; additional language(s) a plus.

Preferred Qualifications

• MBA/MS/MA/Master's Degree or equivalent in business, real estate or hospitality investments.
• Experience in hotel operations, particularly in food & beverage operations.
• Familiarity with the luxury hotel industry.
