The Senior Director, Delivery Excellence is a senior leadership role within the Project Delivery function, based in Saudi Arabia. This individual will serve as a key member of the project delivery team, acting as a technical and strategic leader reporting to the Chief Project Development Officer (CPDO). In this role, they will oversee and coordinate key initiatives that enhance the effectiveness, consistency, and innovation of project delivery across ROSHN’s extensive real estate portfolio. The focus will be on modern methods of construction (MMC), escalation management, standardization and governance, risk management, innovation enablement, and communication with internal stakeholders and shareholders (Public Investment Fund). The aim is to ensure a harmonized approach to execution excellence across all projects.

Responsibilities
- Partner with the CPEO to drive portfolio-wide delivery (Operational Excellence) initiatives that align with corporate objectives.
- Lead efforts to standardize and implement consistent project operational excellence execution frameworks, including quality assurance/quality control, risk management, health and safety environment, reporting, and permitting protocols.
- Drive the adoption of modern construction methods within the portfolio, which includes offsite manufacturing, pods, and precast innovation.
- Serve as the primary escalation point for project delivery issues that require central intervention.
- Identify, evaluate, and coordinate innovations in project execution across tools, processes, and supply chain models.
- Establish reporting dashboards and key performance indicators to monitor performance across all delivery functions.
- Act as the single point of contact for the Public Investment Fund regarding project delivery matters, in coordination with the CPEO.
- Manage the ROSHN project delivery risk register.
- Mentor and develop a high-performing Operational Excellence team within delivery.
Requirements
- Bachelor’s degree in engineering from a recognized university is mandatory.
- A minimum of 25 years of experience in project delivery and/or development within large-scale real estate environments.
- Proven experience managing residential and mixed-use real estate projects, with individual project values exceeding SAR 1 billion.
- Demonstrated experience in the full lifecycle delivery of construction projects.
- Strong strategic thinking, stakeholder engagement, and problem-solving skills.
