Key Responsibilities:
- Reporting:
- Provide regular briefings and updates to the Director – Legal and Head of Legal on current legal real estate matters affecting the business. Contribute to business reporting functions (including the ExCom and EMC, as applicable).
- Policies, Procedures and Processes:
- Ongoing development and streamlining of all real estate precedent documents, which include: Plot SPAs, Raw Land SPAs, Plot resale agreements, Plot Termination & Settlement Agreements, and Amendment Agreements.
- Ongoing review of any existing policies to identify streamlining or improvements to processes.
- Strategic Support:
- Provide strategic input and advice on "legacy" matters, contributing to documents presented to senior management and attending calls to advise on legal queries.
- Pre-Contractual Tasks:
- Engage in negotiating legal documents for various real estate transactions, especially raw land plot disposals. Ensure the business is informed of legal risks during negotiations, mitigating these in documentation or flagging them as necessary.
- Contractual Duties:
- Review, draft, and amend various agreements including NOCs, temporary licenses, and Cost Share Agreements. Assess documents related to Government authorities such as RTA, DEWA, etc., and review letters about plot sales or project matters.
- Internal Governance:
- Provide information to Governance and Audit functions about ongoing and historical legal matters, guiding the business in liaising with Governance on relevant issues.
- Legal and Regulatory Updates:
- Monitor legal developments in Dubai and the UAE, updating the business and suggesting any needed amendments to standard practices.
- Additional Roles:
- Legal input throughout the plot sales process including drafting and negotiating agreements and liaising with various authorities for land registration and zoning changes.
- Advise on project structuring and governance documents, including Master Community Declarations and Development Control Regulations.
- Revise Governance Documents for projects across the entire portfolio.
About You:
- Qualified as a Solicitor in England & Wales or another relevant jurisdiction.
- Thorough knowledge of real estate laws and practices with a focus on Dubai and UAE regulations.
- 5 – 8 years of post-qualification experience.
- Ability to work in a collaborative, multicultural, and multilingual environment.
- Strong legal writing and drafting skills.
- Business acumen with the capability to provide commercially pragmatic legal advice.
- Strategic thinking and decision-making capabilities.
- Ability to manage multiple matters simultaneously while prioritizing competing deadlines.
- Strong analytical and problem-solving skills to identify legal risks and develop mitigation strategies.
- Ability to conduct due diligence on transactions and assess legal implications.
- Excellent interpersonal and communication skills.
- Familiarity with Dubai and UAE regulatory frameworks, including RERA regulations.
